Q&A with Nick Neale, Griffin Property Co. Director

Q: How can I take the best photos of my property for the website listing?

A: We would recommend having professional photos taken and you can select a photos package with us at a cost of £200 for sales or £120 for lettings. However, if you wish to take your own, make sure you're working with a clean, tidy canvas and de-clutter each room before taking photos in landscape. As the quality of smartphone cameras continues to improve, you don't need an expensive camera.

Q: Do you have any tips for showing potential buyers/tenants around my property?

A: When I'm conducting a viewing, I always open up doors and windows ahead of time to let fresh air circulate, getting rid of everyday smells that may not be noticeable to the homeowner. Make sure that you know the answers to questions about council tax, the heating and nearby amenities.

Q: How beneficial is it to display a for sale/to let board outside the property?

A: I always recommend displaying a for sale/to let board. We get a huge number of enquiries from display boards alone and they are particularly useful when prospective buyers/tenants are checking out a new area.

Q: Should I be advertising my property on online portals such as Rightmove?

A: Definitely. In today's market, the online property portals are the first port of call for buyers and tenants. We list our properties on Rightmove, Zoopla and On the Market, guaranteeing maximum online exposure.

Q: Does a virtual tour make a difference in selling or letting a property?

A: Over the years we have found that virtual tours do not make a huge difference in letting a property, but they do have a place. If you are selling or letting an upmarket, expensive property, or one with unusual features, a virtual tour can enhance the listing.
