Creating an account with us will give you access to our secure online portal, which handles all of the information and messaging facilities that you will need to communicate with your buyer and sell your property.
We have refined our sales process to make it as quick and easy as possible to market and sell your property through Griffin Property Co. Our six-step upload process often takes no longer than 20 minutes to complete. Once your property is uploaded, we will check everything over before making the property available For Sale online.

A member of our team will review your property listing to make sure it is grammatically correct and free of any spelling mistakes. We will suggest any improvements that could make your listing more appealing to prospective buyers.

All contact between landlords and tenants can be made via our online portal, which keeps your data and personal information private and secure. Our messaging service will store all of your correspondence under your unique username, which you will choose when setting up your account.

If you prefer to exchange email addresses and telephone numbers then you are free to do so. As soon as a viewing is arranged between a buyer and a seller, you will both receive an email confirming the time and date of the viewing. After the viewing your potential tenant will be sent a message asking for their feedback which will automatically be forwarded to you.

An Energy Performance Certificate (EPC) is a document provided by a government-approved assessor. The EPC displays an analysis of your property's construction features and existing heating systems, insulation and double glazing, to provide an energy efficiency rating from 'A' (most efficient) to 'G' (least efficient).
We need a valid EPC within seven days of your property being listed on Rightmove, after which time your property will be removed from Rightmove until an EPC is available.
An EPC is valid for 10 years from the date of issue. If you already have one you can upload it directly when adding your property.
You can also download a copy of an existing Energy Performance Certificate from the Government website www.epcregister.com.
We can provide an Energy Performance Certificate for your property for £75, by arranging for an accredited assessor to visit your property.

Yes. Our online agreement is non-exclusive, which means you can still list your property with a high street Estate Agent even if you upload it to our site.

Listing your property with more than one agent may mean that you pay a higher rate of commission if you do end up selling your property through a high street agent – make sure you check the small print before signing any agreements with a high street agent.

All of our sales cover a listing on Rightmove, as well as Zoopla, On The Market and Prime Location until your property sells, or if you decide to remove it. The Rightmove listing is for an initial 1 month period after which it can be renewed monthly at £10 per month inc VAT. All lettings packages are for a term of 3 months or until the property is let, whichever is the sooner.

You can arrange viewings of your property as soon as your property goes Live.

From your Account Dashboard, click 'Properties I'm Letting' and then click 'Manage Property'. On the 'Manage Property' page there is an option to edit your property. Make any changes you require, then remember to click the 'Save' button at the bottom of the page.

You are able to add/delete photos and make changes to the price of your property.

There are no hidden charges. once you've chosen your package, you will have access to everything you need to let your property with us.

Our other optional add-on features can all help to increase the visibility of your property and are designed to make your listing look as professional as possible.

If you live in a particularly large or rural property, and want to select one or more of our add-on services (such as professional photography), there will be an extra charge for additional costs incurred. We will always make you aware of any potential extra costs before arranging visits.

Our offer system allows you to accept or decline a request to let your property. You are also able to include an explanation for your reasons for declining an request, or to add conditions to accepting an offer.

You will automatically be notified via email of any new requests to let your property.

No. Your property listing will remain on our website until your let has been completed.

Once you have accepted a request, you can change your property's status. Simply log in to your account and set your property to 'Let Agreed'.

No we do not carry out viewings. As a landlord, carrying out your own viewings gives you a chance to show off the best features your property has to offer, and also gives potential tenants the opportunity to ask you detailed questions that a letting agent may not know the answer to. Most High Street Agents will expect landlords to conduct their own viewings for this very reason.

Our online lettings service currently covers England, Scotland, Wales and Northern Ireland.

You can edit the map location marker for your property when uploading or editing your property listing. To edit an existing listing, log in to your account and click on the 'Properties I'm Letting' button on the account dashboard. Then click 'Edit Listing' on the relevant property and scroll down to the interactive map. Click and drag to change the position of the location marker. Click 'Save' to update your listing with the new location.

You will be asked to upload your solicitor's details shortly after accepting an offer for your property. We will also ask your buyer to provide the contact details of their solicitor. Both of you can upload these using our online form. We will issue the Memorandum of Sale, thereby putting your Solicitors in touch with each other enabling them to begin the legal process.

When you decline an offer you will be asked to provide your reason(s) for doing so using the comments box provided. It is important to state your reason(s) for declining an offer as this could open the door to your prospective buyer making a higher offer, or another offer with more agreeable terms attached.

Yes. Once a payment has been made, an appointment will be made with a local assessor to provide you with a property verification and valuation.

Unfortunately we are unable to conduct face-to-face valuations, however we are more than happy to produce a desktop valuation report upon request. You can also use our instant online valuation tool.

Yes. In fact it is a legal requirement! A gas safety certificate must be renewed yearly and a copy must be given to the tenant on the day they move into your property.

We offer a full gas certificate service for landlords. You can add this as an optional extra when submitting your property.

Yes, an electricity certificate is a legal requirement. An electricity certificate must be renewed every 5 years and a copy must be given to the tenant on the day they move into your property.

Yes. You must provide a carbon monoxide detector if there is a gas boiler installed at your property. You must also install smoke alarms on each floor and arrange for them to be checked regularly.

Once you accept a tenant's application, you are able to change your property listing status to 'Let By'.

Absolutely! We want to save you as much time as possible, and we can work on your behalf to ensure the suitability of potential tenants. We always aim to complete these checks within 5 days, but this can be dependent on the tenant’s referees getting back to us. Tenant Referencing is an optional add-on at a charge of £25. this is however included in our Express Package.

You will need to show us photographic ID such as a driver's licence or passport, and also proof of address of the property.

Once your application has been accepted by your landlord, you will need to pay one month's rent in advance and a security deposit. These sums will need to be paid on the same day that you sign the agreement.

We can arrange for your deposit to be protected by The Deposit Protection Service (DPS). We will assign you your own login details for future use.

As of 1st February 2015, landlords must determine a new tenant's immigration status before the start of a tenancy. ID checks should be carried out on all tenants aged 18 and over by checking their passport and other documentation. Any British Citizen or holder of an EEA passport, has the right to rent in the UK.
